BUSINESS FENG SHUI
FOR THE SKEPTIC

Ancient science, or mere superstition?

Whatever it is, Feng Shui is here to stay and,
believe it or not ... it can work for your company!

Citibank, N.M. Roschild, Shell, Sime Darby,
MGM Grand Hoteland Mirage Resorts ...

These are just a few of the western companies that use Feng Shui.
Donald Trump consults Feng Shui experts at his properties and for his
new projects, designers Donna Karan and Tommy Hilfiger have integrated
Feng Shui into their showrooms.  In January 2004, a Bill was introduced
that urges the California Building Standards Commission to adopt building
standards that promote Feng Shui principles and to publish these standards
in the California Building Code.  And on a sports note - the NFL's Philadelphia
Eagles were recently concerned about a losing streak and consulted a
Feng Shui Practitioner to help them!

We in Calgary are a little behind the times, but we are catching up and
many companies here are starting to realize the benefits of utilizing
Feng Shui in their projects and operations.

Anyone who is involved in Real Estate Development, Building, Sales,
and Leasing
has undoubtably encountered clients who have questions and
concerns about Feng Shui.  Whether you believe in Feng Shui or not,
understanding the basic concepts and principles can help you to ensure that your
business andprojects are more successful.

If you are in the Retail business, Feng Shui principles can be used to enhance
the layout of your space.  It can help you to create an inviting atmosphere; good
energy and traffic flow will encourage more customers and sales.

In a Corporate setting Feng Shui can be successfully used to create a positive
and pleasant workplace for yourself, your co-workers and/or employees.  There

are always challenges with groups of people working together;  the company, its
operations, and its clients/customers will obviously benefit if you can create an
atmosphere of cooperation and harmony.

Feng Shui For Your Business

"I don't want my office to look like an Oriental restaurant ..."

This is generally the first concern that my corporate clients voice when they are
considering using Feng Shui in their business.  I quickly reassure them that although
the principles and techniques are Oriental in origin, it is NOT a decorating style.
The goal of Feng Shui is to harness and manipulate the energy flow of a space in order
to create harmony, balance, health and success. Feng Shui can be successfully applied
and incorporated into any style or design and be done in a very subtle and discreet manner.

What is Feng Shui?

Feng Shui is an ancient philosophy, science and art that examines and studies how
various aspects in our environment can affect how the energy flows, or does not flow,
in a space.  Colours, shapes, textures, lighting artwork, furniture arrangement, office
placement, and building location are
all considered when making a Feng Shui
assessment.  There are principles and "rules" to follow when using Feng Shui, but
the basic goal is to creatively enhance the business' reputation and success in an
aesthetically pleasing
and professional manner.

What are the benefits of using Feng Shui in your business?

If your employees are in an environment that is visually appealing, physically
comfortable, and is arranged in a way that honours them as individuals, they are
more likely to be happy, creative
and productive.  When a prospective client enters
your place of business,
this harmony is evident in both the appearance of your space
and the attitude of your employees.  This positive energy makes it more likely
that they will want to conduct
business with your company.  Definitely a benefit!

When should you use Feng Shui in your business?

Obviously it is better if you have the opportunity to use Feng Shui when starting
a business, but it can also be successfully utilized in an existing business.  My
experience
has been that there is always a way to make an environment better
without renovating or redecorating.  Rearranging furniture and artwork, adding
plants, decluttering offices
and desks; these are all inexpensive and easy ways to
change and enhance the energy of a space.

How can you introduce Feng Shui into your business?

A Feng Shui consultation for your business is a good place to start!.
An overall assessment can be done and suggestions made as to how the
appearance and energy flow of the space can be improved.  I have also found it
beneficial to introduce the principles of Feng Shui to employees and teach them
how to incorporate them into their own personal space.  It is possible to "Feng Shui"
an office, cubicle, and/or desk, and people become very excited when they are
empowered to improve their individual workspaces.  The energy and excitement are
contagious and the whole business is positively affected by the changes.

Feng Shui dates back more than 4000 years and the knowledge
and principles are as valid and
useful today as they were then.
My studies and experiences with Feng Shui have led me to believe
   that it is one third common sense, one third good Interior Design;
with the last third being comprised of aspects that are not entirely
explainable, but seem to work to enhance the success of all types
of businesses!  Feng Shui has been
proven to work; it can help your
business to prosper and grow, and
is well worth taking a look at!

Feng Shui can help you to attain your Real Estate goals!

Have you ever wondered why some properties just won't sell?

Feng Shui aside, I am sure that everyone in the Real Estate world has experienced
residential or commercial properties that are difficult to sell or lease.  There is certainly
a common sense aspect to this in regards to properties that are in poor locations, or
are in bad repair - obviously changes can be made to make them more appealing.
But what about those properties that should sell/lease and just don't?

Feng Shui can help:

If you are dealing with Oriental clients,Feng Shui and its principles will
often be an issue.  My experience has been that even those who claim not
tobelieve in Feng Shui will be affected
by it; the traditions of Feng Shui
are
so ingrained in the Oriental culture that the principles and "rules" are
often practised and followed unconsciously!?  If you have a basic
understanding of Feng Shui, you are in a much better position to help your
clients in their search for a perfect property.

In addition, whether your clients are Oriental or not, everyone feels and
is
affected either positively or negatively by the energy of a space.  If your
clients
enter a potential property and are immediately repulsed, nothing you
can
say or do will change that first impression.  Feng Shui can be used in any
space to improve the overall energy and appeal, enhancing the probability
of a sale or
lease.  I have assisted many Real Estate professionals by using my
Feng Shui and Interior Design experience to "transform"
a less than
desireable property and encourage
a successful deal!!

When can a Feng Shui Evaluation help you and your clients?

- When selecting a piece of land or lot to purchase
and build a home or business on.

  - At the blueprint stage of building a home or business;
the plan can be mapped
with the Bagua and
suggestions made regarding
layout, colours
and finishes, etc.

- When purchasing or leasing an existing home or business;
prospective choices
can be visited and assessed with
Interior
Design and Feng Shui principles in mind.

"Margo, I want to thank you and commend you for the immediate response
   I received
in just two hours of your intervention in the layout of my house
  for sale in Wildwood.
Usually houses for sale there sell within days of
listing, however not only did I not have an offer, but potential buyers (and
yes there were many) would rush through without really looking at it.  After
you helped me reorganize just a few pieces of furniture and place accessories
in specific locations, people slowed down and they took their time to wander
through.  In ten days, I had a good offer and early closing!  I wish I had
consulted with you before listing the house."

If a property is not creating interest, Feng Shui and Interior Design
adjustments can be done to speed up the sale or lease!

            Some Basic Feng Shui "Rules"

  1. Avoid a property with a road leading
directly to it (at a T intersection or
end of a cul de sac).
  2. Square or rectangular properties are
      best.  Irregular shapes have "missing"
      areas and energy.
  3. The lot should slope upwards at the
rear of the property, downwards at
      the front.
  4. The entrance door should be visible
      and welcoming, the door should
      swing inwards.
  5. The front entrance should not directly
face stairs, a back door or window.
  6. The kitchen should not be at the
center of a building, a better location
      is at the rear.
  7. A bathroom should not be at the
center of a building (nor in the
      "Wealth" area!)
  8. The master bedroom should be at
the rear of a home; if it has an
attached ensuite, there should be a
      door for separation.
  9. Numbers: based on culture. ( ie: "4"
sounds like "death" in some dialects!)
